Pubs for sale in Lancashire

TWO local pubs are up for sale and have attracted interest from property developers.

The Hour Glass,Leeds Road, Nelson, and the Snowball Inn, Halifax Road, Brierfield, have recently been put on the market through licensed property agency Paramount Investments.

The Hour Glass is on the market for £285,000, while the Snowball Inn is priced £150,000.

Paramount managing director Mark Greig said he would prefer to see both remain as pubs but added: "With the pub trade in the state it is, pubs are closing and these pubs are attracting interest from developers. It is also possible they may find a new lease of life as alternative retail businesses, which might be the next best alternative."

Admiral puts 17 more pubs up for sale

The further tranche of pubs follows a list of 21 released to market by Admiral on 7 May.

The pubs are primarily located in towns and villages across the North West of England.

They include The Bridge Inn, St Helens Road, Leigh; The Brookside, Duckworth Street, Darwen, Lancashire; The Hour Glass in Leeds Road, Nelson, Lancashire and The Snowball in Halifax Road, also in Nelson, Lancashire.

Some of the pubs will be sold as pubs but others are "ripe for development" as retail outlets or accommodation, according to Paramount managing director Mark Greig.

“We hope that most of them will remain as pubs, but this cannot always be guaranteed,” he said.

“A lot of pubs are coming to the market and we are continuing to sell them at a good rate, and achieving the best prices."

London pub closures - pub closures in London

At the current rate of closures, Britain's last pub will call time in 2037. The trend towards converting these closed down pubs into alternative commercial or welfare functions is a relatively new trend.

Figures collected by the north London branch of Camra (campaign for real ales) shows 227 out of a 936 pubs in 23 north London postcodes have closed since around 2002.

While 84 London pubs were converted into flats, 143 London pubs were taken over by business and voluntary groups, and are finding a new community role thanks to their prime location and their history as a focal point.

Former London pubs, inns and taverns have been converted into new uses as diverse as an Ethiopian restaurant, a theatre, a Turkish social club, a canoe centre and a café opposite Pentonville Prison called Breakout. In many cases, the new owners retain the traditional heavy pub tiles and the metal frame that once contained the pub sign, leaving behind a virtual map of the pub network.

UK Pub Companies Business Model Biased and Uncompetitive

From the Wall st Journal: --The future of the "tied pub" business model used by the U.K.'s two largest pub companies Punch Taverns PLC and Enterprise Inns PLC was thrown into doubt Wednesday after a scathing report by the U.K's parliament said the model was biased and uncompetitive and recommended regulators launch an urgent investigation.

The U.K. parliament's Business and Enterprise Committee said in a report Wednesday that the current model for tenanted pub groups pushed up prices and was unfair to the landlords that lease its pubs

"We recommend that the Secretary of State refer the matter to the Competition Commission for urgent investigation," it said.

If an investigation is launched - and ends up agreeing with the committee's report - it could see the end of the controversial model used by about a half of the U.K.'s pubs.

Wednesday's news sent shares in Enterprise Inns down 42 pence or 26%, to 118 pence, while Punch Taverns share price slid 18 pence, or 13% to 120 pence.

The committee said that the "tied pub" model, where by pub landlords - or lessees - rent their pubs from pub groups such as Enterprise and Punch and are then forced to buy all of their beer from them - needed to be reviewed again. Marston's PLC and Greene King PLC also run a number of tenanted pubs.

Former Punch Taverns estates manager joins Paramount

Former Punch Taverns estate development manager David Pepper has joined pub sales agent Paramount Investments in a move designed to build relationships with pubcos.

His new role as a consultant coincides with a restructure of Paramount’s pub sales staff aimed at improving “its alignment with the regional structure of pubcos”, said a spokesman.

Pepper will also run Paramount’s first satellite office, in Congleton, Cheshire.

Paramount managing director Mark Greig said: “We have been encouraged by our recent contacts with pubcos, and we want to push this further. We believe David can improve our profile in those areas we are targeting.”

Pepper has worked in the licensed trade for more than 20 years — in acquisitions, estates and operations roles for a number of companies including Tetley-Walker, Bass Taverns and Hydes Brewery as well as Punch.

He said: “I am really excited by this prospect and by the unique way in which Paramount finds buyers for clients’ pubs quickly and efficiently.

“I believe I can get this message across to the bigger brewers and pubcos and bring in serious business for Paramount.

He added: “The business is out there, because all the pubcos are under pressure to sell more pubs these days. If they want them sold quickly, and for good prices, they should come to Paramount.”

Pubs for sale in the Midlands and East Anglia

Admiral Taverns has released 21 pubs for sale. The pubs, described as "quality mid-range stock", are primarily located in towns and villages across the Midlands and East Anglia.

Prices vary from £125,000 to £400,000, with the average price being £275,000. Eight of the pubs are priced at £300,000 or more.

They include The Royal Oak in Walker Road, Walsall and The Forge & Hammer in Spring Road, Wolverhampton.

Paramount Investments has been appointed to handle the sales and managing director Mark Greig said many of the pubs were likely to be sold as going concerns.

He said: “These are not bottom-end pubs, so we think that most of them will remain as pubs.”
“We sell to end-users who will pay the best price for the pubs on offer,” he said.

Some of the pubs among the 21 are located further north, in towns and cities such as Preston, Liverpool and Newcastle-upon-Tyne.
