UK Pubs for sale at bargain prices
Easter has blossomed with exchanges accelerating into double figures over the last two weeks.
A lot of bargains are still available and the Royal Arms in Gosport for example has been reduced to only £150,000 + VAT.
New instructions have also been received in Leicestershire (The Fox), Merseyside (Imperial), Weymouth (Royal Standard), Telford (Royal Oak & Pheasant Inn), Spalding (Peacock) & Oxford (Fox).
Each pub on the list has redevelopment and alternate use angles and the existing A3/A4 potential in many others has not been maximized.

UK Pubs For Sale, Punch Taverns and Enterprise Inns:

Beer consumption in UK pubs was down 9.9% in December 2008, according to the British Beer and Pub Association, and UK pubs sell 6.7 million fewer pints per day than they did 10 years ago.
As cash flow from their UK pubs has dwindled, the debt accumulated by pubcos Punch Taverns and Enterprise Inns has become problematic. These days, the UK pub companies are relying largely on proceeds from pub sales to pay down billions in debt.
Though the two UK pub companies' shares have risen slightly in recent weeks, their stocks are still down sharply from a year ago, Punch's by 82% and Enterprise's by 69%.
Punch Taverns and Enterprise Inns have £4.5 billion and £3.7 billion in debt, respectively. Both UK pub companies aim to sell more than 200 pubs this year, significantly more than analysts had expected last fall.
The UK pub companies will continue to shed a similar number next year, the analysts believe, though that will hinge on how much cash they receive from the sales.
The pub sales come amid general alarm in Britain about pub closures. In recent weeks, the UK pub industry has frequently cited a statistic indicating that 39 pubs are closing a week as the recession picks up steam. About half of those closings involve pubs that are independently run, while 40% or so come from pub aggregators such as Punch Taverns and Enterprise Inns.Wednesday, 15 April 2009
Former landlord defends pub at centre of controversy
Paramount Investments, which is trying to sell the Mill Wheel pub, in Billing Brook Road, described it as having "a history of violence" and has lowered its leasehold price to only £150,000 to try to attract a new landlord.
But the previous landlord said the Mill Wheel had picked up an unfair reputation as it was situated in a run-down area of Lings where drug dealers were hanging about outside.
Thomas Smyth, who ran the venue for four years, said: "The people who were causing problems were barred from the pub, and I did everything I possibly could to make sure there was no drug dealing or any violence inside. "When we took over the Mill Wheel, we made it perfectly clear it wouldn't be tolerated.
"The problems were all outside, and we regularly had to call the police to try to get them to do something about it, but they never showed up in time. "There weren't any police raids in the four years I was there."We worked really hard to make the pub a great place for the community.
We set up two pool leagues and two football teams, and the pub had a really good atmosphere inside."But we never had any support from the community or from the brewery, who said they were going to improve the outside but never did.
"Brookside Residents' Council didn't want a pub there at all and they have wanted to close it down since day one."The Chronicle & Echo reported on Thursday that interest in re-opening the venue and restoring it to its previous use had been received by the current agents, but the news was not welcomed by residents or ward councillors.
But Stephen Candeler, the manager of Mill Wheel Football Club, leapt to its defence, and said: "The pub was a brilliant place to go."I've been drinking there since 1989 and there was never any problems inside, it was all down to the gangs who hang around in the car parks, by the shops and by the community centre."If we'd had more support to clean up the whole area there wouldn't be an issue, and it's not fair just to blame the pub."
UK pub sales at 'ridiculously high' levels, says pub sales agent
The slump in prices to what the licensed property agent describes as “rock bottom levels” has led to a surge of sales.
Paramount Investments reports sales spurred on by rock bottom prices and recent pub buyers have included undertakers, community groups, retail and residential developers.
Due to their A4 use-class, pubs can be converted into retail premises, offices or restaurants without needing to acquire planning permission.
Paramount confirmed it has sold 30 pubs since the beginning of the year, with some freeholds costing as little as £55,000.
Gavin Sherman of Paramount Investments said: “To sell 30 pubs in the traditionally quietest two months of the year, with only three staff selling, in the middle of a terrible recession, is nothing short of amazing.
“We were the first pub sales agency to lose the sense of guilt about selling pubs to other sectors, such as shopkeepers, care homes, community groups, housing agencies and property developers.
“Most townspeople would rather see some sort of business operating in a former pub than to see a boarded up building with no future."

Property agent Paramount Investments says the £285,000 price tag of the pub, on Langwith Road, has attracted interest from property developers and retailers –– but none want to continue running it as a drinking venue.

Pubs for Sale In West Yorkshire
The Junction Pub on Manchester Road, Crosland Moor, may have a future – but not as a pub.
Estate agents acting for the property say they haven’t received any interest from other landlords and it now looks like the pub will close.
Mark Greig, managing director of London-based licensed property company, Paramount Investments, said: “As no publican or pub company has stepped forward to save The Junction, it may cease to be a pub at all.”
Mr Greig said there had been an increase in the sales of pubs as entrepreneurs, developers and community groups took advantage of rock bottom prices.

Over 1,130 pubs owned by UK pubcos have closed
GMB has said it wants the government to break up pub company cartels charging pub tenants up to 80 pence over the wholesale price of a pint of beer and to stop them driving uk pubs out of business.
In West Midlands 232 pubs closed making the region the highest in Britain for the number of these pubs closing. It was followed by South East, North West, Yorkshire and Humberside.
In a statement the GMB said: "The 'pubcos' have been driving up wholesale beer prices for their tenants by as much as 8% each year. In the first months of this year, with inflation falling rapidly, Enterprise Inns increased their prices by a further 6%.
"The two main 'pubcos' owe more than £8billion in debt and their accounts show that they need £700million every year, or over £50,000 per pub to service that debt with much of that money going offshore."
Paul Kenny GMB General Secretary said "An unintended consequence of legislation to loosen the tie between breweries and pubs to free up the market for the benefit of consumers has been the growth in pubcos who are operating as a cartel in the industry.
"These pubcos, which own 25,000 pubs, are piled up with billions of pounds worth of debts. They are overcharging pubs by up to 80p a pint to pay the interest charges. It is this overcharging which is killing the pubs and driving them out of business. The 'pubcos' are blaming everyone else for the problem and not looking at the damage they have caused through their own greed.
"Britain's pubs survived two world wars. They cannot survive being made to be cash cows to pay off the debts of the property companies and brewers that so clearly don't have the interests of pubs and consumers at heart." Steve Corbett, a tied publican who is a member of the Fair Pint Campaign, said: "Publicans tied to 'pubcos' are suffering badly from a combination of high rents and outrageous wholesale prices charged by 'pubcos'. This is causing pubs to close and jobs to be lost at a rate that it is totally unacceptable.
"It was never intended that half of the countries pubs would end up in the ownership of such a small number of property companies. For too long there has been no one standing up for the interests of individual publicans and pub users and the voice of the sector has been dominated by trade associations representing the property companies and the brewers."

Historic Essex pub for sale in Colchester
The intruders unfurled a banner from a window to announce their arrival at the Stockwell Arms, a 14th-century tavern once home to Robinson Crusoe author Daniel Defoe.
It came as agents warned the property was likely to be sold as a home or shop, rather than as a pub, with potential interest only coming from developers and retail entrepreneurs.
It went on the market for £275,000 after owner Admiral Taverns refused to renew the contracts of former landlords Sue and Paul Brown in January.
Trevor Johnson from the Colchester branch of the Campaign for Real Ale, a Stockwell Arms regular for 25 years, said the pub’s plight was “sad”.
“Squatters were inevitable,” he said.
“The Stockwell Arms, I think, is most likely to be sold off as accommodation, but personally, what I really want is for the pub to re-open as a real ale public house.”
Mark Grieg, managing director of London-based property agent Paramount Investments, said: “As no publican or pub company has stepped forward to save the Stockwell Arms, it may cease to be a pub at all.”
Deeds for the timber-framed building, which is in the Dutch Quarter, date back to 1380 and 18th-century author Mr Defoe is included on the long list of former occupants.
It is one of hundreds of pubs facing a troubled future, partly due to the credit crunch – an issue which has prompted Colchester MP Bob Russell to put forward a Parliamentary motion to “save the great British pub”.
So far, it has been backed by 200 of his Parliamentary colleagues and has won support from celebrities including TV presenter Melanie Sykes.
In the Commons, Mr Russell said five pubs were closing every day in the UK, citing planned tax rises as “placing traditional public houses at an even greater risk of closing down”.
The motion consists of a five point plan for the Government to adopt, including a minimum pricing scheme to stop supermarkets undercutting landlords.
Closed Down Northampton Pub May Reopen
But now property agent Paramount Investments has said the lowering of the leasehold price to just £150,000 has already started to garner interest from landlords, who may soon buy it and restore the building to its former use.
Brookside Residents' Council, which covers the site in Billing Brook Road, has carried out surveys in the area which found that most of the residents would like to see the building used as a community centre.
Secretary Margaret Pritchard said: "I know the residents were very happy when the place finally closed down, and we were hoping it would stay that way.
"The pub has a very long history of problems. It just seemed to attract drug dealers and other unsavoury types when it was open, and the police were always there.
"If it was to reopen, we would rather it be turned into a family pub where you would go for a meal, and not the same type of place it used to be. Ideally, we would like to be able to use it as a community facility.
"But the building is not in a good state of repair, and a lot of money would need to be spent on it to turn it into a nice place to visit."
New efforts to find a buyer for the property have not been met with enthusiasm by residents. Mrs Pritchard added: "The place created an atmosphere of fear, because there were always people hanging around outside it and causing trouble.
"People were too frightened to walk down to the shops when it was open. We don't want to see it go back to that."
Managing director of Paramount Investments, Mark Greig, said the property could be one of a growing number of former pubs which are being sold on to entrepreneurs wanting to take advantage of "rock bottom" prices.
He said: "We are trying to find a publican to buy the lease. But if no publican or pub company steps forward to save the Mill Wheel, it may cease to be a pub at all."
Councillor Lee Mason (Labour, Lumbertubs), whose ward includes the Mill Wheel pub site, added: "This would not be the ideal solution for residents, because the pub caused a lot of problems.
"One of the owners did try to tidy it up a bit but it's in a bad state of repair now."

Pubs for sale in Australia
The owner of 15 high-profile Victorian pubs - including the Botanical in South Yarra, High Moon in Brighton and the Great Northern in Carlton - has appointed Ferrier Hodgson Partners John Lindholm and Peter McCluskey to manage the groups' finances.
''It will be business as usual at the hotels while I examine the company's financial records,'' Mr Lindholm said.He said one option would be to sell some of the hotels as part of a restructuring.
The pub sector has been hit hard in recent years by new smoking and gaming laws, together with the credit crunch.
Values are estimated to have fallen about 25 per cent since the peak, and heavily indebted listed players including ING Real Estate Entertainment Fund and Hedley Leisure and Gaming Property Fund are threatening to flood the market with pubs for sale.
