Birmingham Pubs: Scottish and Newcastle To Close The Jug of Ale in Mosely, Birmingham

The Jug of Ale in Moseley - where Britpop giants including Oasis, Blur and The Verve made fledging performances - will be torn down to make way for an upmarket curry house.

Bands will play for the last time when a poignant farewell is held at the famous Birmingham music venue before brewer Scottish and Newcastle Pub Enterprises completes the sale.

The deal will bring to an end 16 years of gigs which more recently have included performances by Birmingham-based Editors and Kasabian.

Scottish and Newcastle spokesman Louise Barnett: “As part of a continuous review of our estates, the decision has been taken to sell the Jug of Ale in Moseley because it does not fit with the company’s long term business strategy.

“We’re anticipating that the sale will be completed within the next week, but it is not our policy to comment in detail on individual business transactions.”

Pub for Sale in Fakenham

FAKENHAM'S oldest inn may never re-open as a pub.

The 409-year-old Star, which has closed in the last few weeks, may well have served its last pint, say the property agents who are looking for a buyer.

The Star is on the market for £215,000 – a price low enough to have tempted property developers and retail entrepreneurs.

The pub sales agents, London-based Paramount Investments, have received interest outside the pub trade for the property which includes 12,076 sq ft of land with a pub garden, which is another factor tempting developers.

Fakenham's historic Crown Hotel also closed recently.

Property agent Caldicott Payne Commercial has taken the decision to cease marketing licensed properties on behalf of Admiral Taverns.

Admiral currently has 220 mostly freehold pub sites on the market, with multiple agents including Paramount Investments.

Richard Payne, sales director of Caldicott Payne says he has removed them from his books following what he described as “many problems with being kept up to date with sites that are available for sale, then not for sale, then mysteriously exchanged or completed without prior warning”.

Payne says he found contracts were being exchanged on many of the sites within days of coming to the market and that he believed multiple parties were competing for the same property in ‘contract races’, to see who would exchange first.

Payne said: “While this isn’t legally a problem, it is not something we would like to promote. We have always promised to remain true to what we set out to be in 2005, an independent agent that looks after the private vendor and not one that favours the larger corporate client.”
Andy Clifford, joint managing director of Admiral Taverns reacted to the claims, saying that some properties were being snapped up very quickly upon entering the market.

“We will deal with offers as they are received and will react quickly where purchasers are interested in properties,” he said.

The news comes as agent Paramount Investments confirmed it has sold 16 of the 51 Admiral sites released in January.

Norfolk pubs for sale

Fakenham's oldest surviving pub may have served its last pint unless publicans step forward to buy it ahead of developers, property agents said last night.

The Star pub on Oak Street, built in 1600, closed earlier this year and is on the market at £215,000 - low enough to have tempted developers and retailers.Agents at London-based Paramount Investments said the company would prefer to sell to a new pub landlord but would consider other buyers.

A spokesman for North Norfolk District Council said new planning guidelines did not prevent any new buyer changing the use of a redundant pub as long as it was not the last of its kind within a settlement - but stressed each application would be considered on merit.

Paramount managing director Mark Greig said: "If no publican or pub company steps forward to save the Star, it may cease to be a pub at all."A company spokesman added: "Paramount is a company which specialises in selling these buildings, so for that reason it has an interest in pubs staying as pubs, particularly one with this history.

But given a reasonable amount of time we would have to look at other sectors."Sue Coleman, chairman of the Norfolk and Norwich Licensed Victuallers Association, said dire trading conditions were causing five pubs every day to close across the country, but urged potential owners to consider saving The Star.

Pub closed sign "I would certainly encourage anyone to have a look at the place," she said. "Now should be a good time to buy because prices are at their lowest."It would be a terrible shame for a pub of that age to no longer exist."

Pub for sale in Lancashire

AN historic pub set to close down may never re-open, bosses fear.

The Printers in Union Road, Oswaldtwistle, has been put on the market as the current tenant of the business leaves.

Bosses at Admiral Taverns, which runs the popular pub, said that the only interest so far in the property has been from developers outside the pub trade.

The pub is set to close in days unless a new buyer is found.

Hyndburn Borough Coun-cil’s local member Colette McCormack said the closure of the Printers would be a “big loss to the town”.

The Printers, which has been in the town as a pub for more than 100 years, has been valued at £185,000.

Paramount Investments managing director Mark Greig, who is handling the sale, said: “If no publican or pub company steps forward to save The Printers, it may cease to be a pub at all.
“It is set to close at the end of the month and so far the only interest has been from retail and property devel-opers.

“We would much rather see it remain as a pub but we have to listen to reason-able offers.”
Figures from CAMRA (the Campaign for Real Ale) show 56 pubs are closing permanently every month.

Coun McCormack, who represents the Immanuel ward of Oswaldtwistle, said: “The closure of this pub would be a real blow to the town and a loss to the community.

“When a pub like this, which can be a real comm-unity hub, goes then it’s likely that it will never come back.

“There are so many board-ed up pubs in the borough that something should really be done to improve the situation.”

Pubs for Sale in Norwich

The Elm Tavern in Magdalen Road, which dates back to 1832 but was rebuilt after the Second World War, has been on sale since April last year.

Following a major cut in price when the asking price fell from £500,000 to £280,000 two local property developers expressed interest in buying the site to build houses.

London-based selling agent Paramount Investments had hoped the cut in price would secure the Elm Tavern's future as a pub but so far the premises owned by Admiral Taverns have not attracted any offers from the pub trade.

A spokesman for Paramount Investments said: “Elm Tavern is still available at £280,000 but the vendor is very keen to sell, so we will accept offers for that amount.”

Admiral pubs still shifting

Licensed property agents Paramount Investments has sold 20 Admiral Taverns pubs out of the 51 that have been put on the market since 22 January.

The pubs are located across England and Wales, and range in price from £110,000 to £175,000. More than two-thirds of the properties are closed.

Gavin Sherman, head of pubs at Paramount Investments, said: “Every time a new batch of pubs comes on the market, there is an initial flurry as residents find out their local pub’s on the market. We’ve sold 40% in the first five weeks — the remainder need more in-depth marketing or price reductions to get sales. We’re delighted at the pace the initial lot has gone.”

The firm stated that of the 20 already sold, three were purchased by the existing tenants.

Meanwhile, licensed agents Fleurets said there were currently 226 Admiral Taverns pubs on the market.

Krishana Singh, of Fleurets, said: “Since mid-November 2008, when the new batch came on, we have completed on 10 deals, with five more under offer.”

He added that many of the pubs were bottom end and being sold for alternative use, though he emphasised that genuine opportunities did exist. Of the 226 pubs, prices range between £100,000 and £750,000.
