Publicans Survival Guide
NORFOLK PUBS SUPPORTED BY BUSINESS LINK Pubs are crying out for help to get
over the current recession and one business support group has stepped into
the breach by putting together a survival guide for publicans to help them
get through these difficult financial times.
Pubs have been closing at an alarming rate across the Norwich and nationwide
with many reasons cited for their demise, including the credit crunch, the
smoking ban, and cheaper booze at supermarkets.
Now Business Link has teamed up with industry experts to help slow the rate
of pub closures throughout Norfolk, and to make sure those pubs that remain
are strong, profitable businesses with sustainable, long-term futures.
Edwin Jones, Business Link partnership director for Norfolk, said that to
help slow this trend, it has just published Open for Business, which is
aimed at experienced publicans and novices alike.
“Local pubs throughout the East of England have been facing devastating
business conditions since well before the recession began. “Regular pub
closures have become a fact of life, and nationally we're seeing reports of
up to 36 closures each week. From Norwich Evening News

UK pubs, hotels and licensed properties for sale
Mark Greig believes that the Paramount Investments Database has literally changed the way they market their pubs, hotels and licensed properties and as a result they have seen an increase in the amount of deals moving to completion.
Greig says “The impact on business growth has been huge and customers are now placing bids and submitting deals online. As far as we know, we are the first pub and licensed property sales agency to boast this facility”.
Greig continues to add “we have put technology at the forefront of our business and we are now beginning to reap the rewards of doing so. This tool allows our services to be unique and allows us to stand out in a crowd”.
In an economy that is affecting many property companies, Paramount are showing that with the correct tools, innovative thinking and a highly proactive approach to their clients’ needs, there is still lot of quality business to be done.

New website allows prospective buyers to view property online
Paramount managing director Mark Greig said the company said it was spurred on by the recession to create the new services.
“In a recession, you have to be extremely focused in your marketing to find those people with the money and the will to buy what you have to sell,” he says.
“This website allows buyers to find what they want much more easily than before, and it allows us to find the seriously interested buyers so we can deliver for them.”
He added that the site was also able to identify serious buyers as anyone who uses the site leaves a ‘signature’ which records what properties they have viewed.
“If someone has viewed a pub’s documents, or repeatedly come back to the same pub, or of course made an offer online, we can then focus our marketing and sales energies on them,” he says.
The new site has a comprehensive search facility that allows buyers to search for a property using a range of criteria such as location and price.
A sophisticated mapping tool then allows buyers to view the pub and the surrounding area. It also lists any planning permissions that have been granted or requested for each pub.
Floor plans and other documents can also be viewed online, and buyers are even able to make offers through the site.
The site also details how many pubs Paramount has available in each region of the UK.

Pub licensees risk £5,000 EPC property fine
The deadline for obtaining an EPC, which measures the energy efficiency of a building, passed on January 4. It is now illegal to market a commercial property without one.
However Andrew Whelan, director of EPCforProperty, a specialist business designed to assist vendors and landlords with obtaining an EPC, and Roger Lawrie, a partner at energy compliance firm Envitae, have warned that properties are still being marketed without them.
“There is no doubt that some people are unaware that if they are to sell their property, they will need an EPC certificate,” said Whelan.
“If agents are now marketing commercial properties without EPCs in place, then you, their client, could be liable for a fine,” he said. “Penalties range from a minimum of £500 and are capped at a maximum of £5,000. In addition this will prevent or delay the sale or letting of a property.”
He also warned that Trading Standards, which is charged with enforcing the legislation, will soon be looking to contact vendors to make sure they have an EPC in place.
Lawrie added: “Owners or their managing agents risk fines, damaging their green credentials and miss the opportunity of making their property more appealing for sale or rent.”
Mark Greig, managing director of licensed property sales agents Paramount Investments said: “We anticipate that the January 4 deadline will cause some problems, although we think these will be temporary and minor.
“There isn’t a great deal of awareness of the law relating to EPCs. So far, given the deadline has only recently passed and that local authorities have not been assiduously enforcing the legislation, it has not affected us.”
He added that many pubcos, such as Admiral Taverns and Enterprise Inns, are helping their licensees obtain EPCs themselves, or are employing outside firms to assist them.
